Enclosed is Swisher Commercial’s 29th annual survey of vacancy rates for office and flex space in the Ann Arbor area for year-end 2021.  We surveyed 306 buildings of 5,000 square feet or larger, totaling nearly 11.7 million square feet.  Our report includes a breakdown of vacancy rates by sub-market and charts the vacancy trends over the last 29 years.  This year’s numbers reflect the continued impact of the COVID pandemic, in addition to other market forces that influence commercial real estate in Washtenaw County, Michigan.

“Leasing vacancies in Ann Arbor have nearly doubled in the past two years, according to a report from a local brokerage firm (Swisher Commercial).”
 
“Although the COVID-19 pandemic has had a large impact on vacancies in the past two years, part of the difference is driven by an all-time low of vacancies occurring in 2019, according to Charlie Koenn, associate broker with Swisher Commercial. ‘That was the lowest it’s been — in the time we’ve been tracking (29 years) — for a long time,’ Koenn said. ‘For it to stay that low would have been very rare.'”
