Joe Palms, CCIM
A lecturer I once heard pushed back at the suggestion that sales is about aggressiveness. It is about education, she said. My clients are decision-makers and my service to them is providing information for them to make their best real estate decisions. This may be suggesting creative lease terms, describing typical responses to difficult negotiations, or being a sounding board for contractors trying to resolve a problem at a building I manage. The greatest reward is a happy buyer, seller, landlord, and tenant.
Joe joined Swisher Commercial and acquired his real estate license in 1995, earned his Associate Broker license in 2017, and his CCIM (Certified Commercial Investment Member) designation in 2018. He holds a Bachelor of Arts degree from the University of Michigan and served in the Army’s elite 82nd Airborne Division.
Joe is a problem-solver. Being a middle child in a big family he is a diehard mediator, and in conflicts cuts through peripheral concerns to focus on a path to the best possible solution for his clients—always striving for win-win.
With his accounting, physical plant, organization and relationship abilities, his start in commercial real estate was building the operations side of a real estate management enterprise. Since 2010, Joe has also served clients in leasing, sales, and hands-on property management. He applies his problem-solving skills to remove obstacles so landlords and tenants or buyers and sellers can come to agreement. He enjoys the challenge of assisting clientele that have a diversity of goals, backgrounds, and product types, providing them a broker with a breadth of experiences and understanding.
Serving as a property manager, Joe strives to keep building issues off the list of concerns for owners and occupants. He eschews quick fixes and prefers researching for long-term efficiencies. He is responsive to tenant service needs, elicits quality work by seeing each contractor eye-to-eye, and is proficient in financial reporting and lease administration.
